What is better to buy a refurbished home or a new one

Tuesday, 9 December 2008

When shopping for a home, you can find themselves in a brand new house, marveling at the granite tops and beautiful bamboo floors. The color is completely new, the devices were never used and the hardwood floors nor so much as a scratch. You're in love (which is not to love?), But your real estate agent is pushing you to see others, before making a final decision. They go back down the brand-new entry, looking back over his shoulder at the newly-landscaped park lawns, and reluctantly leave to see an older house not far away.

While new houses have all the appeal of everything buyers are looking at this particular time (think wood paneling in the 1970's, floral wallpaper in the 1990s and neutral, earth toned walls today), an older house can be a much better investment. Sure, the new home, that the ultra-modern sink in the bathroom, but it can be easy to forget that the buyer from paying a premium for this kind of amenities. Builders know what the buyers are looking for and outfit their new home in the hope that instant rush of perfection, a buyer feels when they walk in the door. However, that same feeling in an older home, and at a much lower cost.

Look past easily fixed cosmetic issues such as questionable or ugly carpeting, paint on the walls. These things can easily be changed, and the cost to remedy, will not leave you almost as short as the purchase of the brand new house May. Older houses May, issues such as a roof, the repairs or windows must be replaced, but these short-term investments will be countered by the fact that you are investing in a house that ultimately you will enjoy living in more.

The brand-new suburbs built in cities nationwide today are mostly identical. The houses are identical with each other (or at least many others on the same street), packed in close cooperation to optimize the use of the land. Older houses, built during a time when quality abusive quantity, you can enjoy more space, larger yards, driveways and more mature landscaping. That means you do not have to wait 15 years to enjoy that seedling in the middle of the front yard. The hedge behind the house is already mature enough to afford you some privacy and your neighbors are not necessarily an arm reach away. While you're awestruck by granite and hardwood into a new home, it may be easy to ignore important aspects of the home such as the size of the lot, but the first time you try to enjoy your backyard, you can notice that your neighbors are all a little close for comfort.

Select a renovated house on a new one. New life into it and make it yours. Enjoy life in an established neighborhood with an existing community, and Revel in the fact that you have a book in the backyard without your neighbors reading over the shoulder.
